M & J Wilkow is proud to announce that Capitol Center has earned the ENERGY STAR designation for superior energy performance. Located in the heart of Columbia’s Central Business District,  Capitol Center is a Class “A” 25 story office building constructed in 1987 from reinforced concrete with exterior metal curtain walls and vision glass, the property contains a total of approximately 460,000 RSF with a typical floor having 20,000 RSF. The building features a two-story lobby atrium with lobby access from Main Street and Gervais Street. The 25th floor offers a private dining club with views of the State Capitol. Capitol Center is the largest office tower in Columbia.

Capitol Center earned the ENERGY STAR as a result of energy-saving programs designed to increase efficiency and decrease energy consumption.  At the forefront of this program is the Energy Management System (EMS), that controls lighting and all HVAC equipment including chillers, pumps, cooling tower fans, and exhaust fans.  In addition, Variable Frequency Drives (VFDs) which are controlled by the EMS, modulate the speed of the air handlers located on each floor of the building.  A lighting retrofit created more energy savings with the conversion to T-8 bulbs and electronic ballast, and the installation of motion activated light switches in all restrooms.
